If you’re buying your first home in Adelaide or anywhere in SA, there are state-specific grants and concessions worth knowing about.

The SA First Home Owner Grant currently offers eligible buyers up to $15,000 when purchasing or building a new home. It’s not automatic – there are eligibility criteria and an application process – but for those who qualify, it’s a meaningful contribution to your costs.

Stamp duty concessions are also available for eligible first home buyers in SA, which can save you thousands on top of the grant.

How much deposit do I need to buy my first home?

The standard requirement is 20% to avoid Lenders Mortgage Insurance, but there are pathways to get in with less. We’d always recommend getting it sorted before you start seriously looking.

Should I fix or go variable on my first home loan?

Honestly, it depends on your situation and what’s happening with interest rates at the time. Fixed gives you certainty on repayments. Variable gives you flexibility – extra repayments, redraw, offset accounts. Most people end up with a split. We’ll talk you through what makes sense for your circumstances.

How long does the home loan process take?

From initial conversation to unconditional approval, it typically takes two to four weeks, depending on the lender and how quickly documents can be gathered. We’ll set realistic expectations from the start and keep the process moving.

Can I use a broker if I’ve already found a property?

Absolutely – it’s never too late to get us involved. Even if you’ve already found a place and have an offer accepted, we can still search the market, help structure your application, and get you a better outcome than going direct.
